Summary:
This position leads, executes, delivers and oversees the operation, maintenance and repairs, as well as capital project work for a one million square foot, multi-building Class A office park. The Chief Engineer oversees, motivates, and develops facilities and engineering team, vendors and consultants to ensure that all work is performed safely, at highest standards and in accordance with all government, HBRE/FM Standards, and other regulatory agency requirements as needed.
Engages outside vendors, contractors and consultants to timely and cost effectively meet annual budget needs and emergency response demands. Partners with property management, asset management, finance, accounting, legal, EHS and others in the oversight and performance of all job duties in accordance with all policies and procedures.
All candidates must demonstrate extensive knowledge and experience in MEP operations, fire/life safety, building system controls, capital projects, tenant services, Green House Gas (GHG) reductions and sustainability initiatives.
Schedule & Location:
This is an exempt, office-based position in Wakefield, MA.
• Responsible for day-to-day oversight and management of a team of building engineering and facilities staff overseeing all operations, repair, maintenance and replacement of mechanical, HVAC, electrical, plumbing, and other systems used in the operation of a portfolio of Class A office buildings.
• Engages existing and new vendors/ contractors for all MEP, life safety, site/grounds and other operational needs. Meets frequently with vendors, engineering staff, property management team, tenants and others to oversee and coordinate all maintenance, operations, capital needs and maintenance activities.
• Proven ability to motivate, train and cultivate staff, while also being able to resolve issues and deficiencies with staff, vendors and contractors as needed. Works harmoniously with other HBRE and FM departments to improve policy and procedures.
• Oversees the operation of all building management systems (BMS), work order and preventative maintenance systems to ensure efficient building operations, proper preventative maintenance and highest quality tenant services in a manner that fully supports HBRE and FM risk management protocols, sustainability goals and objectives.
• Ability to partner with construction and other teams on building capital and tenant improvement projects including the commissioning of new construction/renovations to ensure a smooth transition to daily operations.
• Assists in the preparation and presentation of annual operating and capital budgets, quarterly re-forecasts, and other maintenance and repair projects as needed. Manages engineering budget throughout the year to operate, control and reduce building expenses in alliance with property goals and objectives. Provide monthly and quarterly financial variance information as needed to property management, asset management, finance/accounting and other departments and staff as needed.
• Work in conjunction with EHS, FM engineering, HR, legal, construction, consultants/vendors and others to oversee employee and vendor compliance with all city, state, federal and other regulatory agencies such as the EPA, OSHA, DEP, wetlands, etc., as well as HBRE and FM Company standards and policies and procedures. Oversee, implement and coordinate with others all training and other activities involving emergency preparedness, life-safety, fire drills, environmental, risk management and other related initiatives for engineering and facilities staff to ensure the safety of all employees, tenants, vendors and others at our properties.
• Demonstrates knowledge and ability to work with property management team to review, write, implement and train staff and tenants in building emergency response procedures for all types of emergency events including fire life safety, floods, power outage, active shooter and other emergency events.
• Preference for prior experience and knowledge of bio life science buildings, systems and facilities operations, BOMA 360 and TOBY, as well as desire to gain knowledge in the understanding and operation of these building for cross-training and possible future responsibilities.
Required Education:
• Associate’s degree or equivalent certification from technical school
Preferred Education:
• Bachelor’s degree
• Universal CFC Certification
• Additional certifications in 3 or more of the following: HVAC, electrical, mechanical, building controls, fire/life safety systems, carpentry, and/or construction supervision
Required Work Experience:
• Highly technical background managing Class A commercial office buildings include with electrical, HVAC plumbing, and life safety systems
• 10-15+ years of related technical experience (5-7+ years performing HVAC, electrical, plumbing or similar trade work in Class A commercial office or Bio-pharma lab buildings)
• 4+ years in a leadership or supervisory position
Required Skills:
• Excellent technical aptitude, analytical skills and a thorough understanding of mechanical, electrical, plumbing, life safety, BAS and other building systems and operations.
• Excellent verbal and written communications skills as well as the ability to adeptly problem solve, present solutions and influence a range of internal and external stakeholders including engineering team members, tenants, property and project management teams, and corporate and senior management.
• Strong leadership, management and delegation skills.
• The ability, determination and ownership to execute work through to completion.
• Ability to multi-task, skillfully resolve conflicts and adjust priorities as requirements/needs evolve with effective results.
• Understand and strategically manage to "big picture" and other business goals, objectives and budget/operational constraints.
• Interest and comfort in leading a learning-oriented group and guiding and supporting change initiatives.
• Strong project management and consulting skills.
• Proficient with Microsoft Word, Excel, Yardi and building work order software.

The hiring range for this position is $114,300-$164,200 annually. The final salary offer will vary based on individual education, skills, and experience.
